Here is A Sure Fire Way to Invest in Real Estate with NO Money!
One of the best ways to invest in real estate is wholesaling, because you never actually have the risk of owning the property. You get the property under contract, but then you assign that contract to a different buyer, who attends closing. You have no risk, and a lot of the time you don't have to put a dime down for it. Whether you refer to this as wholesaling or flipping property, you can make a significant amount of money for property you never own, usually between $3,000 and $6,000 per transaction. Here's how the process works:
1. Locate a property.
For this to work, you're targeting properties that can be bought at an extreme discount. Let's say you find a property with a value of $100,000, but you can negotiate this down to a purchase price of $40,000. You might think that homeowners would reject that, but if you promise to close in 30 days, you'll be surprised how many homeowners will take it. The key is presenting the offer with confidence.
2. Build a list of purchasers.
These are the people who are going to snap up your property for you, giving you a profit. You'll run ads that to attract these people who can purchase properties fast. Keep all of their information in a database, and keep your ads up for two or three months. If you tell the investors that the property has sold but you have another potential home. Then, you ask if you can give them a call when that deal is ready. They will tell you "Yes."
3. Negotiate the terms with the Cash Buyer.
The cash buyer is the person who is going to take the house off your hands. Let's go back to the example of the house that's worth $100,000. The owner needs to sell the home for $40,000, so the equity is $60,000.
The house is worth $100,000, but it needs about $5,000 in repairs before it's ready for sale at market prices. A cash buyer will pay you about $45,000 for this property, you would be making $ 5,000, which is more than average. Not bad for a day's work!
4. Get ready for closing.
You'll want to find a title company friendly to investors and move forward to closing. The title company does the vast majority of the work. If you want some help getting started, the site Wholesale has all the coaching you need and even provides contract templates. Good luck & Good Investing!
